Buying a house here in Florida is a huge investment. We are always very mindful that you are placing the care of that investment in our hands and we take this responsibility very seriously.

The relationship we have with all our owners extends beyond issuing a statement at the end of the month. We know all our customers on a personal basis and keep them up to speed with what is happening with their home. Accompanying each monthly statement is a short synopsis on any events that have occurred during the month.

We build in an agreement that we have the authority to undertake any repairs under $200 without their authority. For anything above this amount we will obtain estimates and liaise with them on which course of action to take. Digital photographs of any damage or repairs regardless of the cost will be sent to illustrate work that has been carried out.  

Should it be necessary to deduct an amount from your guest’s security deposit, we will notify you within 36 hours of their departure and send through detailed information as to why this is required. If you do not hear from us within 7 days, please feel free to refund their security deposit in full.

We implement a schedule for your home to ensure it is maintained to the highest standard. This includes:

• Annual servicing of the pool heater*  
• Annual servicing of the AC unit*  
• Annual washing down of pool cage*
• Annual bathing of house exterior to remove insect nests*
• Annual inspection and certification of fire extinguishers*
• Annual deep clean*
• Monthly replacement of AC filters*
• Monthly checking of smoke alarms
• Interior and exterior painting reviewed on an annual basis**

*this is in addition to the monthly management fee and subject to owner’s approval

** a charge is levied ONLY if painting is required.

South Orange Property Services Inc will receive utility bills and settle them on behalf of the owner when required, ensuring they are paid on or before the due dates providing there are funds to do so.
