South Orange Property Services Inc. is a small family run company which strives to deliver a personal and professional service. We have a team of people who work together ensuring your home is the best it can be for you and your guests.

Should you decide you would like us to manage your home, we firstly establish which services you require and tailor make your package for you. We would ask that you deposit with us an initial payment of $1200. This is placed into an account from which we pay the various operating expenses relating to your property, including any utility bills which are directed to us. Once we have the account up and running we agree an amount to be held of your behalf dependant on the services you have identified.  

On or around the 28th of each month, we will issue you with a statement via e-mail, showing exactly what has been paid out on your behalf. We will advise of the amount you will need to remit to bring your account back to the agreed balance on your account. It is essential that this balance is maintained as we are unable to settle any bills on our customers behalf if we do not have adequate funding to do so.

We can help with all the required documentation to market your property and will advise and apply for the licenses you require in Florida to operate your business. We will also advise what you need to do with regard to Sales and Tourist Development Taxes which are payable on all rental income and can also recommend a very good accountant to ensure you stay compliant with US Tax regulation.

We believe the only way to be successful in this market is to be actively involved; this is why we do not engage in the leasing market. Our customers are successful because they put in a lot of effort to rent out their home and we put in a lot of effort to ensure their home is maintained to the highest standard and their guests have a fantastic vacation.

Each of our homeowners has different requirements and we do not sell a package which includes items you do not want. We tailor make our services to meet our customers’ needs which results in individual pricing.
